Please familiarise yourself with our house rules carefully before you arrive to ensure your experience staying in our property goes smoothly and is as enjoyable as possible.
House Rules are provided at the Property to ensure that Guests and Visitors know and comply with the specific Rules governing their permission to enter and occupy the Property.
General Requirements
Guest and Visitors must comply with all House Rules, By-Laws and instructions from the Owner/Manager and security services during their stay; and
Guests must notify the Owner/Manager of any disputes or complaints from neighbours as soon as is practicable.
Only paying guests are permitted overnight with no more than 2 adults per room.
Noise and Residential Amenity
Guests and Visitors must not create noise which is offensive to occupiers of neighbouring properties especially between 10pm – 8am and during arrival and departure at any time throughout the occupancy;
Offensive noise is prohibited and may result in termination of permission to occupy the Property, eviction, loss of rental paid and extra charges for security and other expenses which may be deducted from Security Deposit or Bond under the Terms and Conditions; and
Guests and Visitors must not engage in anti-social behaviour and must minimise their impact upon the residential amenity of neighbours and local community members.
Visitors
Guests are responsible for ensuring the limits set on Visitor numbers is complied with at all times; The limit is that the total number of persons on the property during the daytime must not exceed 10, and during the evening any visitors are expected to depart the property shortly after dinnertime.
Guests must never allow visitors to remain overnight on the property.
Guests are responsible for ensuring that Visitors comply with these House Rules when they are at the premises.
Gatherings or Functions
The Property is not a “party house” and any such activities are strictly prohibited; and
Any gathering, celebration or entertainment permitted at a Property via prior permission from the Owner/Manager, must not conflict with residential amenity and must comply with all the other House Rules.
Parking
Parking arrangements at the Property are as follows: parking is permitted in the carport area. If lock up garage is required, this must be organised in advance of the booking. There is also additional parking along the residential street in front of the property.
Garbage and Recycling
Guests and Visitors are to dispose of garbage and recycling in accordance with the usual practice at the Property (as set out below) in the allocated bins, and rubbish must not be left in public or common areas including the crown land at the rear of the property or down by the river.
Garbage and recycling arrangements at the Property are as follows: Bins must be emptied into the large waste bins provided in carport area. In the Kitchen, a recycling bin is located under the island bench, and the rubbish bin is accessible via the benchtop on the right hand side of the sink – just lift the silver lid! In the toilet there are two bins – one for empty toilet rolls, and the other for feminine hygiene products.
The home is on town water and sewerage systems. DO NOT FLUSH anything other than toilet paper down the toilets. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and block the system, you could be charged damages. As mentioned above a bin is provided in the toilet for disposal of these products.
Water, Gas & Electricity
Please turn off lights when they are not required and when leaving the premises for any period of time. Also, if possible, please use appliances such as the dishwasher and washing machine during daylight hours, as this will utilise the solar panels on the roof and help reduce our impact on Climate Change. On that note, there is a clothes line set up along the side of the house to the left of the deck (as you’re standing on the deck facing the kitchen), and there is also a fold out clothes horse to hang out clothes located in the laundry. This may be set up inside the laundry or outside as needed.
The remote control for the gas heater is small and black and located just inside the loungeroom door up high. Please ensure only adults use it, and always return it to its holder as soon as an adjustment has been made.
Similarly, with the Reverse Cycle Air Con. Remote, Point it at the system to operate, and when switching it off – eg. if leaving the premise – please ensure it turns off properly, ie that the vents close completely. If you have any other queries regarding these appliances, please don’t hesitate to call ? We are just a stone’s throw away, and are more than happy to pop over and give you a demo. with anything you’re unsure about.
And please – Do not run heating or cooling appliances with doors and/or windows open!
Security
Whenever you are absent from the Property, close all windows and doors to maintain security and prevent rain and water damage. Do not leave appliances running if property is unattended this includes air conditioning units, heaters etc.
Smoking
Smoking is not permitted.
Pets
Pets are not permitted.
BBQ
A Weber BBQ is provided for the enjoyment of guests. This particular BBQ is meant to be used ONLY WITH THE LID CLOSED. This is the way it cooks such awesome meals every time!! Please clean after each use using the cleaning implements provided, and the instructions which are located inside the manuals guide book.
Damages & Breakages
Damages and breakages must be reported to the Manager as soon as is practicable after they occur.
On departure Arrangements
Arrangements for keys, security, dishwashing, rubbish, etc are:
Keys are to be returned to our Key security box located on the right sidewall of the front door. Use the same process to put the keys back in as when you got them out. Press Clear, the code, then press down the top middle button to both unlock or relock the case. Alternatively, you may hand the keys back to Lucy or Jesse at Rail Trail Café, as we’d love to say goodbye and wish you well on your forward or homeward-bound journey.
Please make sure all doors and windows are locked and all appliances are switched off.
All dishes/utensils should be properly clean and dry and returned to original cupboards.
All rubbish to be placed in large bins provided and as per clause 6.
Linen to be left on beds & All used towels to be placed on floor in bathrooms.
Extra charges will apply if these conditions are not adhered to.
And please ensure to check for all personal belongings including if you’ve brought your own pillows, special sleepy toys for children etc.

Compliance
Breach of these House Rules is a breach of the Terms and Conditions of the Holiday Rental Agreement.
The Owner/Manager reserves the right to terminate permission to occupy and to evict from the Property, Guests or Visitors who refuse to follow these House Rules or who cause a disturbance upsetting the neighbourhood.
